The Laws Today

The governing laws are contained in California Civil Code § 5551 (SB 326) and California Health and Safety Code § 17973 (SB721).  These are important statutes of which California property owners and managers should be aware.  Often referred to as the, “Balcony Inspection Laws” or “E3 Inspection Laws” or “EEE Inspection Laws,” these set deadlines for inspections of certain condominium association properties and multi-family dwelling units to help ensure the safety of residents and visitors and avoid legal action.  Thus, it is crucial to comply with these laws to prevent injuries and even deaths, and exposure to liability.

California City & Reporting Information

Search for your city to find important city contact information.

“Please note, E3 Association works hard to keep the information as current as possible, however each city has their own reporting requirements, and we are seeing many cities change the reporting requirements to meet their requirements. Please search for your city. When the city information appears, you will be provided either a phone number, an email address or both. Please contact your local city and ask if they require the EEE Reports sent to their offices.

Please let us know if we can be of any assistance as we find many cities are not up to speed with the current requirements and many are starting to make changes to the laws for their city.
